Wyndham Yard, Marylebone, London W1

Converting a live/work unit to a luxury 3 bed home

For this design and build project, the client tasked Potter & Holmes with taking an existing three-storey live/work unit in Wyndham Yard just off Marylebone High Street in central London and creating a light-filled, three-bedroom luxury home. As the property is in the Portman Estate Conservation Area, we needed to be creative in how we made this happen. We therefore focused on adding a sympathetic rear extension and reconfiguring the internal layout of the property to optimise the use of space.

The extension was all about creating more internal square footage and usable outdoor areas that felt truly private, despite the building being flanked on all sides by residential properties. On the ground floor the extension incorporates a large lightwell with a terrace, flooding the back of the property with sunlight. On the first floor we added a much-needed, new living area and up on the second floor we created a private roof terrace to achieve all the necessary additional space.

Externally, we upgraded the existing features, replacing the garage and front doors to be more in line with the surrounding properties. Wyndham Yard is now a comfortable home that is both private and full of light, despite its enclosed, urban position.
